10/06/2025, 10:21In Kyrgyzstan, not only is the number of houses being built increasing, but so is their size. By the end of 2024, the average area of new individual housing in the country reached 130.4 square metres. This is 6.2 square metres more than a year earlier and 15 square metres more than in 2020.
The increase in area is occurring against the backdrop of rising construction costs. One square metre of new housing in 2024 cost an average of 23,800 KGS, compared to 22,300 in 2023 and 15,500 in 2020.
The main record holders are cities. In Bishkek, new houses average 181.3 square metres, making the capital the undisputed leader in terms of ‘scale’. Osh ranks second, with an average house size of 166.7 square metres.

The most modest houses in terms of size are built in the Jalal-Abad region — 109.3 square metres. This is one and a half times less than in Bishkek.
In 2024, a total of 1.57 million square metres of housing was commissioned in the country, of which more than a third was in Bishkek (539,100 square metres). In second place is the Jalal-Abad region (299,900), and in third place is the Osh region (190,800). Of the 1.2 million square metres, 9,000 buildings were individual residential houses. Moreover, 75% of all housing construction was financed by the citizens themselves.
In 2024, the country's residents built more than 9,000 individual houses with a total area of 1.2 million square metres.
