Elite Bishkek has surpassed parts of Europe in terms of the cost per square meter

In the most expensive new residential developments in Bishkek, the price per square meter has reached 3,000 USD. This is already higher than the average housing prices in a number of cities and regions of Spain and Portugal. At the same time, on average, new buildings in the Kyrgyz capital remain significantly cheaper: according to Elitka.kg, the price per square meter in Bishkek is 1,492 USD.

According to the analytical platform Elitka.kg, as of early September, 316 residential complexes (compared to 315 at the end of August) are under construction in Bishkek by 167 developers. They include more than 130,000 apartments, and the average price per square meter amounts to 1,492 USD.

However, the average price already reflects the situation in the upper segment of the market only weakly. An examination of current listings on the platform shows that prices in Bishkek’s most expensive projects have risen to 3,000 USD per square meter.

One of such projects is the residential complex ‘Khan-Tengri’ on Toktonaliev street. Apartments here are offered starting at 3,000 USD per square meter. For example, a unit of 69.4 square meters is priced from 208,200 USD, while one of 116.2 square meters starts from 348,600 USD. The completion of the complex is scheduled for the second quarter of 2029.

The same starting price — 3,000 USD — is indicated for the ENESAI TOWERS on Aaly Tokombaev street. A two-room apartment of 59.1 square meters is offered from 177,300 USD, a three-room unit of 104.6 square meters from 313,800 USD, and an apartment of 136.2 square meters already from 408,600 USD. The completion of construction is scheduled for the fourth quarter of 2030.

Another notable project in the upper price segment is GREY by Arzy Group. Here, prices start from 2,500 USD per square meter, and an apartment of 270 square meters is offered from 675,000 USD.

For comparison, ENESAI, excluding the more expensive ENESAI TOWERS, offers apartments starting from 2,000 USD per square meter. Among other projects presented on the platform are YNTYMAK with a price starting from 2,200 USD, "EPOS" and the eco-complex O2 — from 1,700 USD per square meter. At the same time, the lower end of the offerings is considerably cheaper: for instance, in "Kelechek Residence" apartments start from 1,100 USD per square meter.

More expensive than some European cities

The price tag of 3,000 USD per square meter stands out especially in contrast with the European market.

Fresh statistics from Idealista for August 2026 show that in Portugal the average asking price for housing amounts to €3,207 per square meter. However, outside the most expensive centers the cost is noticeably lower. In Alentejo, housing averages €2,172 per square meter, while in the Azores it is €2,080.

The difference becomes even more evident at the level of individual Portuguese cities. In Coimbra, the median price amounts to €2,472 per square meter, in Braga — €2,383, in Leiria — €1,959, in Viseu — €1,751, and in Beja — €1,533. In Vila Real, a square meter costs €1,452, while in Castelo Branco it is €1,075.

A similar picture can be seen in Spain. In August, the average price of secondary housing in the country was €2,924 per square meter. Yet even among administrative centers there are cities where prices are significantly lower: in Zamora — €1,449, in Jaén — €1,465, and in Lleida — €1,515 per square meter. At the level of autonomous communities, the average price amounted to €1,049 in Extremadura, €1,157 in Castilla-La Mancha, and €1,388 in Castilla y León.

Thus, the starting price per square meter in the most expensive residential complexes under construction in Bishkek is already higher than the average housing cost in many European regions and individual cities.

At the same time, the comparison requires a caveat, since we are talking about different market segments. In Bishkek, 3,000 USD is the asking price in certain new projects of the upper price segment, whereas the European figures from Idealista represent median asking prices across the entire local market and include secondary housing.

On average, Bishkek still remains significantly cheaper

The overall picture of the housing market in the Kyrgyz capital looks different. According to Elitka.kg, the average price per square meter in Bishkek’s new residential developments is 1,492 USD — roughly half the maximum price tag of the most expensive projects.

Prices also vary within the city itself. According to Elitka.kg analytics, the highest average prices are concentrated in the center and the most sought-after locations of the capital. In the city center, the average price per square meter approaches 1,900 USD, in the Asia Mall area — around 1,700 USD, whereas in a number of microdistricts the figure remains in the range of about 1,200–1,500 USD.

The gap becomes even more noticeable when comparing housing classes. The difference between the starting price in the economy class and the premium segment reaches 73%.

As a result, Bishkek’s new housing market currently exists in several price realities at once: the average square meter costs around 1,500 USD, premium housing starts at roughly 1,800 USD, while certain projects have already reached the 3,000 USD per square meter mark — a level exceeding average prices in many cities and regions of developed European countries.
