05/28/2025, 17:36In April 2025, Bishkek recorded an increase in the average price per square meter of apartments in standard series (104, 105, 308 series, as well as individual-type apartments) compared to March. According to the data, the price rose from 119 thousand to 130 thousand KGS per square meter. This is an 8.98% increase in a month, which is significant for the capital's real estate market. These figures were provided by the Land Agency.
The highest price increase was observed in Energetikov town, where the cost per square meter rose from 111.1 thousand to 136.6 thousand KGS, marking a 22.6% increase. The second highest growth was recorded in the Tunguch microdistrict, where the price per square meter increased by 19.48%.
A significant price increase was also recorded in the Yug-2 and Kok-Jar microdistricts, where prices rose by 14.09% and 10.5%, respectively. Growth in the range of 5–6% was observed in Ulan and the southern microdistricts, while in Alamedin-1 and Jal, prices increased by 4.3% and 3.5%, respectively.
The city center was the only district with a downward trend, where the price per square meter decreased by 1.3% (from 141,649 to 139,810 KGS).
Aidar Sukenbaev, a leading specialist in the cadastral assessment sector of the Digital Transformation Department at the Land Agency, explained that the average price "by district" is formed not only by overall market dynamics but also by the structure of sales.
According to him, the decline in the average price in the city center in April was due to a significant share of sales involving large individual-type apartments. Such properties generally have a larger area with a relatively lower price per square meter, so their active turnover diluted the overall average price. In Energetikov town, on the contrary, transactions were predominantly with compact apartments of standard series (104, 105), where the price per square meter is traditionally higher. As a result, the average indicator for the district increased significantly — by 22.6%.
However, the official does not have a definitive answer as to why prices increased specifically in Energetikov town. It is worth noting that in 2024, a high-end residential complex was commissioned at the intersection of Salieva and Auezov streets, which could have also influenced the trend.
The overall increase in housing prices in Bishkek is driven by several economic factors. Primarily, it is linked to the rising cost of construction. According to the National Statistical Committee, the average actual cost of building one square meter of housing was 65,250 KGS in January-March 2025, and by April, this figure had risen to 69,710 KGS. Thus, within a month, the construction cost increased by 6.84%, which inevitably affected the final market prices of apartments.
Previously, Akchabar reported that in January-March 2025, compared to the same period in 2024, construction material prices increased significantly. In particular, the price of sand rose by 16.5% despite the expansion of extraction zones on the Issyk-Kul coast. The price of bricks increased by 15.8%. By the end of January-February, the consumer price index for glass and slate had risen by 8.9%, 2.4%, and 1.3%, respectively.
At the same time, the cost of renovation work has increased by 15% over the past year. There is a steady rise in demand for skilled specialists. The labor market offers dozens of job openings in construction-related professions. The most sought-after positions are site managers, who coordinate work on construction projects. On just one job-search website, 32 companies are looking for site managers, offering salaries ranging from 60,000 to 120,000 KGS per month. Next are assemblers — around 60,000 KGS, concrete workers — from 2,500 KGS per day, and excavator operators — up to 3,000 KGS per day. Construction-related job openings start at 1,000 KGS per day.
"An additional factor contributing to the price increase was the rise in inflation. During the analyzed period, inflation stood at 1.8%. Moreover, there was a slight depreciation of the national currency, with an exchange rate fluctuation of 0.22%," — the Land Resources Agency added.
