12/04/2025, 18:24In Bishkek and Osh, the cost per square metre of housing has increased by 17% to 28.9% and 11% to 40% respectively over the past year. The main increase was in private houses in Osh. This is stated in a review by the State Agency for Cadastre.
The cost of real estate in the country's largest cities continues to rise. In Bishkek, in November 2025, apartments rose in price by 17%–22% compared to the same period last year. Individually designed apartments saw the largest increase in price, at 22%. In the private house segment, the growth was even higher — 28.9%.

The annual dynamics in the capital were uneven: prices jumped in the first quarter, then the market stabilised, but in October there was another sharp rise. In October and November, prices fell slightly but remained significantly higher than last year's levels.
In Osh, the increase was even more noticeable. In November, the price of a square metre of standard flats rose by 27% (104 series) and 25% (105 series). The price of individual housing increased by 11%.
The situation is even more acute in the private housing market, with a 40.2% increase over the year.

The difference is also noticeable within the capital, with the Sverdlovsk district leading in terms of growth (+38.4%) and the Oktyabrsky district showing the most moderate increase (+12.6%).
Prices are rising significantly faster than inflation, which stood at 9.3% in October. The reasons for the price increase are high demand, internal migration and the rising cost of building materials.
