    Construction companies are buying land for individual housing construction — prices for private homes are rising

    According to the results of the first quarter of 2025, the cost of one square meter of individual residential houses (IRH) in Bishkek has increased by 24.8% compared to the same period last year. This was reported by the Land Resources Service.

    One of the main reasons for the price increase is the rise in land prices for individual construction. Over the past four years (2021–2024), the number of transactions for the sale of land plots in the private sector has increased by almost 69.5%.

    “More and more often, these lands are being purchased not only by private individuals but also by construction companies for the construction of apartment buildings,” the service said.

    The increase in activity in the land market is also observed in Osh. Compared to 2021, the number of transactions for residential land plots increased by 25.1% in 2024. Compared to 2022, it grew by 55.3%, and compared to 2023, by 47.4%. This also affects the price of real estate: in the first quarter of 2025, the cost of one square meter of IRH in Osh increased by 1.75 times, while the price of apartments increased by 24.1%.
