Five new developments are set to be completed in the ‘Tamchy’ Special Financial Investment Territory (SFIT) business district by the end of 2026

In the business district of the ‘Tamchy’ Special Financial Investment Territory (SFIT), construction of five new developments is scheduled for completion by the end of 2026. A second business centre for residents, two office buildings and two residential blocks for management company staff will be brought into operation here. Work has also already begun on laying the foundations for a complex of villas for residents.

The new business centre will cover an area of 4,000 square metres. It will complement the existing infrastructure of the business district, located within walking distance of Issyk-Kul International Airport. Construction of a new airport terminal is also scheduled for completion in the coming months, which will increase the airport’s passenger capacity.

The first four-storey business centre, with an area of 3,850 square metres, opened on the grounds of the Tamchy Special Economic Zone in July 2026. The building houses Class A offices, conference rooms, an Italian restaurant and a café. The first residents of the international financial jurisdiction are already working there.

At the same time, work began on laying the foundations for 21 villas intended for both short-term and long-term residence. The complex will comprise 15 villas with an area of 220 square metres, five villas with an area of 340 square metres and one villa with an area of 850 square metres.

Very soon, they will be able to appreciate all the benefits of our financial jurisdiction and the high quality of life on the shores of Lake Issyk-Kul – one of the most beautiful places in Eurasia,” said Ayaz Baetov, Deputy Chairman of the Cabinet of Ministers, Minister of Justice and Chairman of the Governing Council of the “Tamchy” SFIT.

Two three-storey residential blocks are being built for the management company’s staff. Each block will contain 15 flats, each measuring 35 square metres with private balconies. Communal leisure areas will be provided on each floor, whilst the rooftops will feature landscaped green spaces.

Two further three-storey administrative and office buildings will house workspaces, event venues and relaxation areas for staff. The rooftops will feature green roofs with shrubs and perennial grasses. This design will help reduce the buildings’ heat gain and improve the microclimate of the area.

The focal point of the neighbourhood will be the main square, featuring a cascade of fountains and an amphitheatre. It is designed as a public space for hosting presentations, meetings and business events in the open air.

Particular attention is being paid to environmentally friendly solutions in the design of the site. The landscaping project includes rainwater harvesting systems and local bio-drainage complexes. It is planned to use predominantly native plant species for the landscaping of the site.

In parallel with the development of the business district, construction is actively underway in the resort and recreational zone of the ‘Tamchy’ SFIT on resort complexes specialising in medical and wellness tourism. These complexes will complement the business infrastructure of the ‘Tamchy’ SFIT, offering opportunities for rest, recuperation and wellness on the shores of Lake Issyk-Kul.

Incidentally, the Tamchy Special Financial and Investment Territory (SFIT) is an international financial jurisdiction in the Kyrgyz Republic, operating under the principles of English common law. Residents benefit from a special legal and tax regime, including a zero tax rate for a period of 49 years. The jurisdiction features an independent financial regulatory system, an International Dispute Resolution Centre, and a digital platform for the registration and support of residents.

The Tamchy SFIT covers 6,000 hectares on the shores of Lake Issyk-Kul, and its business centre is within walking distance of Issyk-Kul International Airport.
