07/06/2025, 11:50According to the international consulting company IBC Global, the Kyrgyz warehouse real estate market is expected to grow rapidly: by the end of 2025, the area of quality class A and B warehouses will increase from 108 thousand m² to 400 thousand m², and by 2026 it will exceed 550 thousand m².
By 2027-2028, the total amount of warehouse space may exceed 1.3 million m². Such large-scale growth will make Kyrgyzstan one of the fastest growing warehouse real estate markets in Central Asia.
IBC Global experts predict that by 2030, the A and A+ class warehouse market will grow 12-15 times faster than it is today. The shortage of quality space and high demand will stimulate new investments and the development of logistics hubs, which in turn will become an important driver of economic growth in the country.
Four key clusters will form the basis for the expansion of warehousing capacity around Bishkek: the 300,000 m² Wildberries logistics center, the northwestern Manas cluster, the Kokcho-Koz border project and the southern 137,000 m² multifunctional customs and logistics center Global Hub, which will be an important infrastructure facility for the development of national logistics and exports. According to developer Chyngyz Alkanov, these projects will open hundreds of new jobs and help Kyrgyzstan gain a foothold on the map of Eurasian transport corridors.
