02/15/2025, 09:00The cost of flats in Kyrgyzstan may decrease in 2026 if the economic and political situation remains stable. Aidar Sukenbaev, Chief Specialist of the Cadastral Valuation Sector, told Akchabar.
The specialist, based on data for the last 24 years (since 2000), revealed a clear cyclical nature of the market: every six years there is a period of price growth followed by a decline. Three major cycles have been recorded over this period:
According to this model, the next peak in growth is expected in 2025, and in 2026, the decline in housing values should begin.

Exactly how much prices may fall in 2026 is still difficult to predict.
‘It will depend on macroeconomic and political factors. However, if the historical trend repeats, the property market will enter a phase of decline, which will make housing more affordable for buyers,’ concluded Aidar Sukenbayev.
