    Housing in Kyrgyzstan may become cheaper in 2026 - forecast

    The cost of flats in Kyrgyzstan may decrease in 2026 if the economic and political situation remains stable. Aidar Sukenbaev, Chief Specialist of the Cadastral Valuation Sector, told Akchabar.

    The specialist, based on data for the last 24 years (since 2000), revealed a clear cyclical nature of the market: every six years there is a period of price growth followed by a decline. Three major cycles have been recorded over this period:

    • 2007 - peak growth followed by a downturn.
      2013 - new growth followed by a decline in 2014.
      2019 - another peak, after which the market reached saturation.

    According to this model, the next peak in growth is expected in 2025, and in 2026, the decline in housing values should begin.

    In 2024, the average cost of flats in Kyrgyzstan was:

    • One-room apartments - $48 thousand
      Two-room apartments - $57 thousand
      Three-room apartments - $67 thousand

    Exactly how much prices may fall in 2026 is still difficult to predict.

    ‘It will depend on macroeconomic and political factors. However, if the historical trend repeats, the property market will enter a phase of decline, which will make housing more affordable for buyers,’ concluded Aidar Sukenbayev.
