The State Tax Service reminded how to pay income tax on the sale of property

The State Tax Service reminds taxpayers of the need to pay income tax on income received from the sale of property if the period of ownership of such property was less than one year.

According to the tax legislation of the Kyrgyz Republic, when selling a residential house, flat or car, income tax must be paid at a rate of 10% of the income received, i.e. the difference between the purchase price and the sale price. If the property is sold after one year of ownership, no tax is payable regardless of the sale price.

However, when selling non-residential premises, income tax is payable regardless of the period of ownership.

Income tax can be paid through the taxpayer's account on the website cabinet.salyk.kg. To log in, use the login and password issued by the tax authority, or you can also authorise yourself via digital signature or the Tunduk electronic signature system.

After logging in, select the sections «Payment of taxes» and «Payment of tax payments». Next, specify the type of tax — «Income tax on a single tax return» — and the amount of tax.
Then click the «Pay» button and select a convenient payment method (payment code, QR code or bank card).

It is important to remember that income tax must be paid before filing a tax return, the deadline for which is 1 May.

For example, if a taxpayer sold property in 2025, the tax must be paid no later than the deadline for filing a tax return — before 1 May 2026.

The tax return is submitted online through the Taxpayer's Account in the ‘Submission of Reports’ section.

Individuals who are not entrepreneurs submit form STI-100 (Appendix 1, cell 155, section 1 ‘Taxable Income’).

Individual entrepreneurs submit form STI-102 (Appendix 5, cell 505, section 1 ‘Taxable Income’).

The declaration shall indicate the income from the sale, less the costs of purchasing or constructing the property, as well as the costs of repair or finishing.
